3. Floor plan efficiency is above market standard. The 70% carpet-to-SBUA ratio and 2 BHK at 661 sq ft with structurally separated bedrooms sets this apart from comparable projects at this price point.
4. Metro Line 4 upside not yet priced in. Kanjur Marg West metro station (Pink Line, late 2027) arrives before Q4 2028 possession. In Ghatkopar, metro connectivity drove 18–22% appreciation in the 18 months surrounding station opening.
Our Genuine Concerns
1. LBS Marg traffic is severe during peak hours. Buyers driving to the Eastern Express Highway daily should add a 15–20 minute buffer to headline travel times.
2. Phase 1 views depend on unit selection. Not all 861 Phase 1 apartments get green zone views — request tower-by-floor orientation maps before selecting.
3. The 7–8% premium requires a 5+ year horizon to monetise. Buyers expecting to flip within 2–3 years of possession may find the premium challenging to recover quickly.
